Manalapan estate Chateau Mer au Lac sells for $7.15M

An oceanfront chateau at 1120 S. Ocean Blvd., Manalapan, sold for $7.15 million Friday, according to real estate sources.

Most recently listed for $8.95 million by Robert V. Stunkel, estate agent with Nestler Poletto Sotheby’s International Realty, Boca Raton, the seller was the Albert C. Ebert Residuary Land Trust, Terry L. Ebert, trustee.

The buyer was represented by Lawrence A. Moens, principal of Lawrence A. Moens Associates Inc., Palm Beach.

“Even in this challenging marketplace, the best properties offered at current market values are selling, “ said Stunkel, listing agent for Chateau Mer au Lac.

Built in 1955, the 11,000-square-foot house, featuring 190 feet of ocean and Intracoastal frontage, was designed in the Bermuda style by Palm Beach architect John Volk, according to Stunkel. Sited along the ridgeline, Chateau Mer au Lac’s horizontal extent ran parallel to the ocean complementing the structural form of the adjacent property to the north, Eastover, the former Harold S. Vanderbilt estate.

In 2004, Eastover’s owner, Veronica Hearst, replatted the estate and reconfigured the historic Fatio-designed house, selling off the estate’s south 150 feet, accommodating another oceanfront parcel, 1110 S. Ocean Blvd., where a new 14,000-square-foot Mediterranean-style house was built that is now on the market for $19.5 million by Realtor Lawrence A. Moens.

The late Albert C. Ebert, a Chicago real estate investor, and his wife Terry bought Chateau Mer au Lac in 1987 for $1.6 million. It has a current assessed value of $7.1 million, according to the county property appraiser’s records.

The estate was once owned by James and Ivia Smoot, as well as renowned comic artist and writer Rolf Kauka (1917-2000).
