North End house changes hands for $5.5 million

Settled in a new house on the North End, racehorse breeder and retired Goldman Sachs partner C. Steven Duncker has sold his four-bedroom, British West Indies-style house at 201 Via Linda for $5.525 million, according to the deed recorded last week.

The buyer was listed on the deed as Larry Rosenblum, a trustee of the Palm Beach Structures Trust. The trust also is associated with Devon Julia Roush and her husband, Dr. Thomas Roush, an orthopedic surgeon, public records show. The couple has a homesteaded house in South Palm Beach that’s owned by a similarly named trust, for which Rosenblum serves as trustee.

Sotheby’s International Realty agent Kim Raich was on the buyer’s side of the Via Linda sale opposite her Sotheby’s colleague Denise Segraves, who had last listed the house at $5.995 million. Citing a confidentiality agreement, both agents declined to comment.

With about 6,250 square feet of living space, inside and out, the house stands on a lot measuring nearly a half acre, several streets south of the Palm Beach Country Club. Designed by Segraves’ husband, architect Patrick Segraves, and built by Wittmann Building Corp., the house was finished in 2006, the same year Duncker paid $4.775 million for it, property records show.

The house entered the market in May 2014 with an initial price of $6.25 million.

The Roushes’ other house at 3498 S. Ocean Blvd. is not listed for sale in the local multiple listing service. Dr. Roush owns Lake Worth’s Roush Spine, which operates four locations in South Florida.

Duncker serves on the board of directors of the New York Racing Association, the Thoroughbred Owners and Breeders’ Association and Equibase Inc. He is active on the racing circuits in Florida, New York, New Jersey and Kentucky.

Duncker completed his new 11,100-square-foot custom home last year at 102 Reef Road on a half-acre lot he bought in 2011 for $6.23 million, property records show.
