Beyond the Hedges: House on Barton Avenue sells for $5M

More than eight years after its owner first put it on the market, a four-bedroom Mediterranean-style villa at 180 Barton Ave. has sold for $4.998 million, the price recorded Friday by the Palm Beach County Clerk’s office.

Built in 1982 and ripe for renovation, the Midtown house was owned for 12 years by Clarke Avenue Investments Inc., a Delaware corporation. The buyer was a Florida limited liability company named after the property’s address and managed by a Philadelphia attorney. No other information about 180 Barton LLC was immediately available.

Linda A. Gary Real Estate had the property listed for the last three years and handled both sides of the sale. Broker Linda Gary was on the seller’s side and agent Bobby Goodnough acted for the buyer. No one involved in the sale is commenting.

In 2002, Clarke Avenue Investments paid a recorded $3.25 million for the house and its guesthouse. Offering a combined 6,656 square feet of living space, inside and out, the property comprises two lots on the southeast corner of South County Road. It’s directly across the street from The Episcopal Church of Bethesda-by-the-Sea.

The house occupies the easternmost parcel, which measures about four-tenths of an acre. The adjacent parcel — about a third of an acre — serves as a lushly landscaped garden.

The property first entered the market in early 2006 during the island’s heady pre-recession days and was marketed by another real estate agency at $9.5 million, according to records in the multiple listing service. But even with price reductions, it never sold, and the listing expired in June 2009 after the recession began tightening its grip.

Gary acquired the listing in January 2011. The property was priced at $6.2 million when it sold, MLS shows.

Clarke Avenue Investments also owns a condominium in Two North Breakers Row, which it bought for a recorded $6.5 million in 2009, according to property records.

Sales have been relatively quiet on Barton Avenue, where only one other property has changed hands in the past year. That $3.55 million sale was recorded in January for 200 Barton Ave., just across County Road from the property that just sold. On a lot measuring about a third of an acre, the 1926 home — with four bedrooms and 4,682 total square feet — had been renovated and was in move-in condition when it sold. Corcoran Group agent Alison Newton represented sellers Ralph and Eleanor Manaker, and broker Steve Hall of Hall Real Estate acted on behalf of the buyer, DWD Florida Properties LLC.

An MLS search this week showed no properties on the street for sale.
