Beyond the Hedges: New owner plans to renovate South End house

Real estate investor Mathieu P. Rosinsky, who this month bought a lakefront house at 7 Lagomar Road on the South End, says he plans to renovate the residence and its boat house, and live there.

Rosinsky paid seller Dolores M. Swanson $4.65 million for her longtime home, according to the deed recorded April 3 by the Palm Beach County Clerk’s office.

The lot measures about a quarter of an acre and has 100 feet of water frontage with a dock and a prominent boat house. The six-bedroom house was built in 1966 and has nearly 6,000 square feet of living space, inside and out, property records show. The house hadn’t changed hands in more than three decades.

“It’s a unique property for Palm Beach,” says Rosinky. “It’s going to need a lot of work. But if it’s done right, I think it has a lot of potential.”

Broker Lawrence A. Moens of Lawrence A. Moens Associates had the listing. The property was offered in December 2010 for $5.95 million, but the price had since dropped to $5.65 million, according to the multiple listing service.

Christian J. Angle of Christian Angle Real Estate acted on behalf of Rosinsky in the deal.

Rosinsky is managing partner of Belmont Associates in Palm Beach Gardens, a company that invests in commercial real estate, primarily shopping centers and office buildings. He also sits on the board of directors for Enterprise Bank of Palm Beach County.

His mother is Claude Rosinsky of Palm Beach, and his father was the late Harold Jack Rosinsky.

Swanson, meanwhile, has strong ties to Montclair, N.J. She had co-owned the Lagomar Road house with her late husband, Edward R. Swanson, who founded a tool and manufacturing company in Belleville, N.J. She could not be reached for comment.
