Beyond the Hedges: Sale pending for North End spec house on Nightingale

A sale is pending for a newly built “spec” home at 212 Nightingale Trail developed by Robmar Realty of Palm Beach, reports listing agent Hazel Rubin of Fite Shavell & Associates. She did not disclose the sales price but said it would top $4 million.

Listed at $4.495 million, the four-bedroom, British Colonial-style house was promoted by Fite Shavell as the “only new construction” available this season on the North End. The property went under contract less than 60 days after it was listed in January, Rubin says.

No real surprise there, as the demand for spec homes — those built for sale without a specific buyer in mind — is hot, thanks to the laws of supply and demand. In this case, there’s been lots of demand and hardly any supply, because the spec market pretty much ground to a halt after the Great Recession tightened its grip on the island three years ago.

It typically takes up to two years to put such a home in the pipeline, win approval from Town Hall and get it built. So developers are only now stepping back into the market, thanks to an economy on the mend and more readily available credit.

So the house on Nightingale was a rare jewel, garnering plenty of attention from serious buyers, several of whom hesitated a bit too long and learned to their dismay that they had lost out, Rubin says. Corcoran Group is representing the as-yet-unidentified buyer.

With 5,876-square feet of living space, inside and out, the house was developed by Palm Beacher Mark Goldman and his son, Robert Goldman of West Palm Beach. It was designed by Michael Perry of MP Design and Architecture in Palm Beach and built by Wittmann Building Corp. of West Palm Beach. The sales listing noted its 10-foot ceilings, custom millwork, elevator and nicely detailed kitchen. Nievera Williams Design of Palm Beach created the landscaping plan.

On an interior block, the house comes with deeded beach access and the use of an oceanfront community cabana.
