Brazilian Avenue townhome fetches nearly $4M

Paul and Elizabeth Shiverick, who are busy building a new home on Everglades Island, have sold their previous residence — a townhouse at 325 Brazilian Ave. — for a recorded $3.975 million after it spent just 87 days on the market.

Former U.S. Ambassador to France Howard H. Leach and his wife, Gretchen, acquired the four-bedroom townhome, which was built in 2001 with nearly 5,700 square feet of living space, inside and out. Broker Christian Angle of Christian Angle Real Estate had listed the property at about $4.25 million.

The Leaches, who have an address in San Francisco, bought the residence as trustees of living trusts in each of their names, according to the deed recorded on Jan. 18. Neither has owned property previously in Palm Beach County under their names, courthouse records show.

Agent Tina Roberts of Sotheby’s International Realty acted opposite Angle in the transaction, according to the Palm Beach Board of Realtors Multiple Listing Service.

Howard Leach, a native Californian, served as ambassador to France from 2001 to 2005. His entrepreneurial endeavors include co-founding a number of businesses related to the food-processing industry as well as other commercial and financial ventures, Internet sources show. He also is a private investor and a former member of the board of regents for the University of California.

Last May, Angle represented the Shivericks when they paid a recorded $5.72 million for a 1940 house at 670 Island Drive in a deal that saw agent Rosalind Clarke of the Corcoran Group acting for seller William S. “Billy” Gubelmann. The couple is replacing the house with an expansive Mediterranean-style home designed by Fairfax & Sammons Architects.
