California couple pays $4M for North End house

After buying an oceanfront house last spring, Dr. Steven and Marcia Sullivan have sold their midblock home at 233 Mockingbird Trail for $4 million, the price recorded on the deed Aug. 21 by the Palm Beach County Clerk’s office.

Listing agent Jim McCann of the Corcoran Group had priced the four-bedroom house on the North End at $4.45 million. That was a little less than the recorded $4.548 million the Sullivans paid when they bought it new in late 2006 from a holding company.

Agent Sharon “Queeney” Weintz of Mirsky Valore acted for the buyers, retired investment banker Dean S. Woodman and his wife, Jane, who will use the house as their primary residence after having lived 32 years in Sausalito, Calif.

The four-bedroom house has nearly 6,300 square feet of living space, inside and out, with architecture in a “classic island plantation style,” according to the sales listing.

Wittmann Building Corp. built the house as a “spec” home, without a specific buyer, for a development company associated with Palm Beacher Bruce Failing.

The Sullivans had watched it go up during vacations here from South Dartmouth, Mass. Dr. Sullivan, an ophthalmologist, owns a medical practice with multiple locations in Massachusetts and Rhode Island.

Dean Woodman serves on the board of directors of Tampa-based MarineMax. The couple has longtime friends in Palm Beach – including Weintz — and have visited the island each spring for the past 10 years.

The Woodmans are moving from an 1886 residence once owned by William Randolph Hearst “with all the problems that come with a very old house,” Jane Woodman says. To find an almost-new house in great condition, thanks to the previous owners, “is truly a joy. And the North End of the island with its beach and bicycle trail is the perfect place to re-pot ourselves for our large visiting family from the Bay area.”

In April, McCann also acted for the Sullivans in a private deal in which they paid a recorded $6.45 million for a five-bedroom house at 1326 N. Ocean Blvd. to the seller, Shadowcorp Holdings Inc., which is linked to Palm Beacher John W. Grand.
