Ciomek, Radtke sell 2007 'spec’ house to Bobby, Toni Holt Kramer for $8.5 million

Euro Homes builder Zack Ciomek and his wife, Janina “Asha” Radtke, have finally sold the Mediterranean-style house they developed and completed in 2007 at 211 Tangier Ave.

Socialite and former television newscaster Toni Holt Kramer and her husband, retired California car dealer Robert David “Bobby” Kramer, paid a recorded $8.5 million for the six-bedroom house and its guest house, according to the warranty deed recorded by the Palm Beach County Clerk’s office.

Although Ciomek and Radtke had used the house as their personal residence for several years, it was built as a “spec” without a specific buyer in mind. They were not living there when it sold, Ciomek said.

Radtke is a real estate agent with Sotheby’s International Realty, but the house was represented by broker Lawrence Moens of Lawrence A. Moens Associates, who had listed it at $8.95 million. Moens had the listing since last May for the house, which has a little more than 7,250 square feet of living space, inside and out.

“I think it was priced correctly,” Moens said. “It’s a magnificent new home. The whole thing was done well, and it’s surrounded by some very large estates.”

The house stands just west of North County Road on a street about nine blocks south of the Palm Beach Country Club.

Broker Shirley Wyner of Barclays International Realty represented the Kramers. Wyner knew the house well, having listed it for sale when it first entered the market at a price of nearly $10 million.

“We had looked for several years (for a home in Palm Beach). It’s a wonderful house,” Toni Holt Kramer said Tuesday.

Ciomek said he was very pleased that the house found buyers “who appreciate all the effort we put into it. They were perfect for the house.”

The deed listed the seller as Radtke, acting “individually and as trustee” of a revocable trust in her name “joined by” her husband. He is identified by his given name, Zdzislaw Ciomek, on the deed recorded April 6.

At one point in 2009, when the house was being marketed by Linda A. Gary Real Estate, Ciomek responded to the recession by offering an unusual promotion: The buyer would get a free Porsche as part of the deal. But the house remained unsold.

The property has an extensive pool area with the guest house and cabana linked to the main residence by an open loggia featuring cypress trim and limestone floors.

“There are more windows in this house, so it’s more open to the patio and pool, and you feel like you are outside. People like to spend their time out of doors in Florida,” Ciomek told the Shiny Sheet in a 2009 article about the house.

The interior is marked by notable architectural details, including a dramatic stairwell tower topped by a domed ceiling, inspired by one Ciomek saw while visiting France’s Bordeaux region, according to the builder.

Other features of the two-story house include a maple-paneled library, an expansive master suite and an elevator.

The Kramers, who devote themselves today to real estate investments, divide their time among homes in Palm Springs, Calif., and Los Angeles’ Bel Air neighborhood. In 2009, the couple bought a residence in Breakers West, west of West Palm Beach.

According to her website, Toni Holt Kramer spent more than 30 years in television, where she appeared on a number of Los Angeles-based newscasts. In the 1990s, she co-hosted Talk of the Town, a program with segments that included interviews with celebrities.

In December, she served as a co-chairwoman of the 18th annual Lady in Red gala at The Mar-a-Lago Club benefiting Leaders in Furthering Education. She has also been involved with the Israel Cancer Association.

Reached by phone in Poland this week, Radtke said she couldn’t comment on the sale.

A representative of Barclays International Realty could not be reached for comment.
