Clarke Avenue estate sells for $4.95M

A landmarked 1927 Mediterranean-style home at 153 Clarke Ave. has sold for a recorded $4.95 million after being on the market for several years.

The four-bedroom house was the longtime home of the late John H. Kirlin and his late wife, Mary Ann. It was sold by their four adult children.

The buyer was a Canadian entity named PBI Limited Partnership, according to the warranty deed dated July 16 and recorded Thursday by the Palm Beach County Clerk’s Office. Alan Menkes, a Toronto-based real estate developer, is identified with that company in public records.

PBI Limited Partnership also owns a penthouse in the 400 Building at 400 S. Ocean Blvd., and that address also is associated with Menkes, an executive with Menkes Development Ltd.

The Midtown house on Clarke Avenue has nearly 9,000 square feet of living space, inside and out, and the property includes a one-bedroom guest apartment over the detached garage. It stands in the middle of the street’s ocean block, east of South County Road.

Listing agent Lisa Bellocchio of Brown Harris Stevens had priced the house in 2010 at $6.95 million. That price mirrored the one she had quoted when she marketed the house for a year prior at her former agency, Martha A. Gottfried Inc., which has since been acquired by Douglas Elliman of Florida. She dropped the price to $6.5 million at the beginning of the season just ended. After Mary Ann Kirlin died in February, Bellocchio reduced the price again to $6 million and immediately fielded several offers, she said.

Acting on the buyer’s side of the sale was broker Christian Angle of Christian Angle Real Estate.

“I think the buyers got a very good value. Timing was everything,” said Angle, who declined to identify his clients by name.

“They’re a lovely family and are very excited about their new home.”

The house has many of its original architectural elements intact, including pecky-cypress ceilings, Cuban-tile floors and two fireplaces with stone detailing, according to Bellocchio’s sales listing. Other amenities include a loggia and twin cabanas to serve the heated swimming pool.

The house was built by Arnold Construction Co. for Charles Manning, a Palm Beach real estate agent. The late society architect John Volk later designed the pool pavilion, according to historical records.

“It really is a magnificent property,” Bellocchio said.

The Kirlins paid about $1.8 million for the house in 1988, property records show.

Before the listing changed hands in 2009, Jeffrey A. Cloninger & Associates had marketed the house a year earlier, during the final months of the real estate boom, at $8.9 million and later adjusted the price downward to $7.6 million, according to records in the Palm Beach Board of Realtors Multiple Listing Service.

“When we first listed it at $8.9 million, several agents said to me, ‘The family must really want to sell it. It’s a great price,’” Jeffrey Cloninger said. “It’s such a fabulous home.”

John Kirlin, who died in 2008, founded John J. Kirlin Inc., one of the largest mechanical contracting firms specializing in heating and ventilation systems in the Washington, D.C., area.

The Kirlins also had a home in Chevy Chase, Md., where two of their children, John P. Kirlin and Mary Ann K. Kirlin, have homes, according to their addresses on the deed. The document lists their other siblings as Timothy J. Kirlin of Bethesda, Md., and Thomas J. Kirlin of Eagle Rock, Va.

On Tuesday, Menkes signed a “notice of commencement,” recorded by the county clerk, on behalf of PBI Limited Partnership to begin making renovations to the Clarke Avenue house.

Angle said his clients have no plans to sell their apartment in the 400 Building, which property records show was purchased for a recorded $3.9 million in May 2005.
