Could a new private club be coming to Palm Beach?

A new private club could soon be moving into historic buildings in Palm Beach, including one that housed the 264 The Grill restaurant for nearly 40 years.

Carriage House Properties Partners, a Delaware limited liability company, wants to open a 264-member club called the Carriage House at 264 and 270 S. County Road, according to an application filed with the town. Attorney Maura Ziska plans to pitch the proposal to the Town Council next month. Her client needs special exception approval and a site plan review because of town zoning rules.

The building is a historic landmark in the town. It was designed by noted society architect Addison Mizner. The Grill had been there almost four decades before closing in 2015. Since then, the building has been empty. Key to Life Med Spa had been at 270 S. County Road, but owner Thomas Tomas left town last year.

“The proposal is to do an extensive renovation and upgrade to the building to bring it back to its landmarked character and use it for a private club for Palm Beach residents,” Ziska wrote in the application.

Ziska said Carriage House will be an “exclusive, upscale club” that will offer breakfast, lunch and dinner and host occasional special events.

The club would have a dining area, lounges, kitchen, parlor and bar area on the first floor connected by an outdoor courtyard, according to the plans. A media room, living room, card room and parlor would be on the second floor.

Several private clubs already operate in Palm Beach, including President Donald Trump’s Mar-a-Lago, The Everglades Club, The Bath & Tennis Club, The Sailfish Club, Beach Club, and most recently, The Old Guard Society of Palm Beach.

Carriage House Properties Partners bought 264 S. County Road for $5.6 million in January from Rockhopper Properties LLC, according to Palm Beach County property records. Rockhopper is controlled by Palm Beacher Darlene Jordan, a former Massachusetts assistant attorney general married to hedge-fund financier Gerald Jordan.

Joshua Levy is listed as the company’s manager with an address in Jacksonville, according to Florida business records. Miami attorney Martin Schrier is listed as the registered agent. Because of Delaware’s corporate privacy laws, little information about the company is available in public records.

Another company controlled by Levy, Phipps Plaza Properties Partners LLC, recently bought a single-family home in Phipps Plaza adjacent to the South County Road buildings. The company paid $1.95 million for a house at 238 Phipps Plaza, according to the deed recorded last week. The property was previously owned by Palm Beach attorney Robb Maass and his wife, Elizabeth, a former Palm Beach County Circuit Judge.

Last December, Carriage House Properties Partners paid $2.65 million for 270 S. County Road. That building also is a town-designated landmark. The property had been owned by 270 South County Road Corp., an entity controlled by the Handelsman family.

The 264 The Grill website, updated in 2017, tells customers to “check back for exciting news about our new location.”
