Custom home on Everglades Island fetches $13.17M

On and off the market for several years, Villa Isola — the Venetian-inspired custom home Sharon and Jim Mattei built on Everglades Island — has changed hands for $13.17 million.

The deed for 650 Island Drive recorded Tuesday, but the buyer was not immediately identified in the preliminary data on the Palm Beach County Clerk’s website.

Seller James E. Mattei owned the house through a revocable trust in his name, for which he served as trustee, property records show. A native of Mobile, Ala., he is an entrepreneur and real estate investor whose wide-ranging business ventures include founding the Checkers fast-food chain, which he later sold. The Matteis have a home in Charlotte, N.C., and a vacation retreat in South Carolina.

Completed in 2007, the five-bedroom house on Island Drive has 7,814 square feet of living space, inside and out, property records show. It faces about 100 feet of waterfront on the east side of Everglades Island, six doors south of the Island Road bridge. The lot measures a little more than a third of an acre and has a state-of-the-art dock with a boat lift, where the Matteis at one point had a 48-foot yacht.

Sotheby’s International Realty agent Mary Boykin, Sharon Mattei’s mother, acted on behalf of the sellers, who had the house on and off the market during the recession years. The property re-entered the local multiple listing service in 2013 at $13.8 million and Boykin later raised the price to $14.55 million.

Agent Wally Turner, also of Sotheby’s, represented the buyer’s side of the deal, according to records in the local multiple listing service.

Boykin said she couldn’t comment about specifics of the sale or the buyer. But the deal came together quickly, she said.

Properties are much in demand on Everglades Island, which is convenient to shopping and dining in Midtown, Boykin added.

“People just want to be on Island Drive,” she said. “Have you seen how much construction is going on there?”

In 2012, Boykin also represented a limited liability company associated with Jim Mattei when it sold a vacant lot across the street, at 657 Island Drive, for a recorded $5 million to a trust. That lot changed hands again last year for nearly $9 million.

Michael Perry of MP Design and Architecture designed the house that sold this week. The grounds were designed by landscape architect Mario Nievera and Keith Williams, whose firm today is known as Nievera Williams Design.
