Designer Lisa Erdmann turns developer on Jamaica Lane spec house

Interior designer Lisa Erdmann has a new title: real estate developer. She spearheaded a speculative project to build a just-completed, five-bedroom house at 204 Jamaica Lane on the North End.

On the corner of North Ocean Boulevard, just north of the Palm Beach Country Club, the two-story house is priced at $6.395 million. Corcoran Group broker Bill Yahn has the listing for the house with just under 5,000 total square feet.

Erdmann led an investment group that provided the funding, although she declined to identify anyone else involved. The group’s ownership company paid $2.175 million for the property in August 2015, courthouse records show.

“Our objective was to create an interesting house that would be flexible and appeal to a lot of people — to families as well as the empty-nesters, she said.”

With two bathrooms, the home’s master suite is on the second floor. That meant installing an elevator, an important feature should younger buyers who want to “age in place,” she said. “But (the layout) also works for families, because of the number of bedrooms.”

Erdmann, who for years has run her own eponymous design firm, handled the interior finish-out herself. The house isn’t furnished but otherwise is “move-in ready,” she says. “There’s ice in the icemaker.”

Her design choices included details chosen to satisfy sophisticated buyers, she said: “They wants it to look custom.”

That includes elements such as the staircase banister with Chippendale-style fretwork; the detailed ceiling designs, which are an Erdmann design signature; mosaic tile and marble in bathrooms; and even walnut paneling in the elevator. The house also has a fireplace, a two-car garage and a generator.

Palm Beach architect Pat Segraves of SKA Architect + Planner designed the floorplan to be flexible, she adds. “The kitchen is open to what could be either a family room or a breakfast room,” she says. “The library could also be used as a family room or a TV room.”

Real estate development, by the way, is likely in Erdmann’s blood: Her father is longtime Palm Beacher E. Llwyd Ecclestone Jr., a developer whose many projects include the original PGA National resort complex in Palm Beach Gardens. Her brother is developer E. Llwyd Ecclestone III, who has developed and sold Palm Beach houses and is linked to the Jamaica Lane property’s ownership in state business records.

So, did her father give Erdmann any unsolicited advice for the house?

“Of course he did,” she says, a smile in her voice. “He can’t help himself.”
