Palm Beachers David Baumann and his wife, Henriette Meran, have acquired a new rental property, a two-bedroom house with a one-bedroom guesthouse at 153 Australian Ave. They bought the Midtown property for a recorded $1.395 million — the exact amount at which it had been listed for sale, according to the deed recorded Oct. 1.

Listing agents Steve Hall and his mother, Betsy Hall, of Hall Real Estate aren’t saying much, perhaps because the seller, Hyperion Farms LLC, has a pretty high profile, even by Palm Beach standards. The limited liability company is affiliated with Netscape co-founder Jim Clark, who just ranked No. 360 on Forbes’ list of the richest Americans, thanks to his $1.2 billion fortune. (He’s tied in that spot with, among others, two fellow Palm Beachers — investor Nelson Peltz and med-tech heir Jon Stryker.)

Clark, of course, didn’t live in the Australian Avenue bungalow, although it’s unclear exactly who did.

Clark’s primary Palm Beach digs — Il Palmetto at 1500 S. Ocean Blvd. — are a bit more lavish, assigned a 2012 “preliminary estimated total market value” of about $42.3 million, according to the Palm Beach County Property Appraiser’s office. In 1999, Betsey Hall, then at Brown Harris Stevens, was Clark’s real estate agent when he bought the historic ocean-to-lake estate that he subsequently adapted and restored.

Agent Patricia Mahaney of Sotheby’s International Realty acted for the buyers of the house in the ocean block of Australian Avenue. The couple made their offer within a week of the property being listed in mid-August, Mahaney says. Built in 1920, the Old Florida-style bungalow has a little more than 2,400 square feet of living space, inside and out, and is “very, very charming,” Mahaney adds. “I think the new owners are very pleased. It’s going to be an investment property.”

Baumann and Meran’s primary residence is a four-bedroom house on Nightingale Trail they bought in 2011. They also own property in West Palm Beach, according to county records.
