Lanai unit in Southlake on the market for $1.75 million

New Yorkers Charles and Kristen Krusen knew what they wanted when they were shopping locales for a winter home four years ago. The couple was looking for someplace convenient and fun.

“Both my wife and I work, so we needed good transportation back and forth to New York (City),” Charles Krusen explained.

But here was another important consideration, too: The couple had twin babies. Although a retreat in the Caribbean might once have been on their list, more practical, family-oriented considerations took precedence.

“We wanted to be near good hospitals, too, so Lyford Cay and St. Barts — other places we were familiar with and thinking about — were out,” he said.

And thus, Palm Beach it was — specifically a ground-floor garden apartment, No. 1-A, at The Southlake, 315 S. Lake Drive.

“While we were looking for a winter spot, we were introduced to the Southlake apartment, and we ended up buying it in 2010,” he explained. “Also, we were interested in living in a community with people from other locations — Europe, Latin America and all over [the] USA.

”Their Palm Beach experience has gone so well that the Krusens also purchased a larger townhome — the babies are now 5-year-olds. The Krusens have, in turn, listed for sale their two-bedroom, two-bath apartment with 1,816 square feet of living space, inside and out. Agents Suzanne Ainslie and Cristina Condon of Sotheby’s International Realty have priced it at $1.75 million. The serpentine-shaped building faces the Intracoastal Waterway a couple of blocks south of Royal Palm Way.

“We want a little more space, but it will actually be sad to leave Southlake because of the friends we have there,” Krusen said. “It’s a wonderful community. We did know some of the residents from South Hampton and New York, and after we bought there, at least three more families moved in that we knew and liked. And my wife thought Southlake was so nice, she suggested to her parents that they look at it, and sure enough, they bought.

”In the Krusens’ apartment, the living room, dining room and kitchen are centrally located, with the master bedroom suite to the north and the guest suite to the south. They made some improvements, which included adding mirrored sliding doors in the original two bedrooms, which gave each bedroom a private sitting room.

Floors in the main living area are covered in hardwood, while the suites have Stark carpeting. The master suite includes an office, and sliding doors from both sitting rooms and living room open to the patio.

The apartment has other features that appealed to the couple — 9-foot ceilings, crown moldings, French doors leading to both suites and the office, and built-in shelving in the office and guest bedroom. Decorative columns delineate the dining room, where plantation shutters cover the windows.

“The service at Southlake couldn’t be nicer, too,” Krusen said.

He noted that the building staff was always eager to make the couple’s visits a little easier.

“We’ve called them while we were at the airport and asked that they pick up milk for the children. They’ve taken care of those kinds of things we’ve needed, and, for us, time is a premium. When someone runs errands like that in a nice polite way, it makes a difference to us.

”The Southlake’s amenities also include a swimming pool and covered parking for one car per residence.

“We enjoyed the place immensely,” he said, noting that the address near the Town Docks is within walking distance to Worth Avenue, the Seaview Tennis Center and several parks. “My children have play dates with their friends from New York who happen to visit for pool parties.”
