Midtown house on Barton Avenue sells for $11.55 million

Completely renovated after it sold for $5 million a year-and-a-half ago, a Midtown house at 180 Barton Avenue changed hands this week for more than $11 million.

The deed recorded Thursday shows the buyer was a land trust affiliated with Illinois businessman Thomas A. Tisbo. Last month, the same trust sold a vacant lot at the southwest tip of Everglades Island for a recorded $18.14 million in an off-market deal. In both transactions, Tisbo served as trustee of the Sea View Development Land Trust.

Tisbo heads Batavia, Ill.-based Suncast Corp., which manufactures and distributes lawn-and-garden products, storage sheds and equipment.

The price recorded in this week’s sale was $11.55 million, according to the Palm Beach County Clerk’s office.

With country French-style architecture, the house dates to 1982 but underwent a massive renovation over the past year. The four-bedroom residence and its two-bedroom guesthouse have a combined 8,000 square feet of living space, inside and out. The land comprises two lots totaling three-quarters of an acre, directly across the street from The Episcopal Church of Bethesda-by-the-Sea.

Sold in three months

The property was co-listed last fall at just under $13 million by broker Linda A. Gary and agent Bobby Goodnough of Linda A. Gary Real Estate. They both were involved in the August 2014 deal when the seller — a limited liability company named after the property’s address — bought the house after it had been on the market for several years. In that transaction, Gary represented the seller and Goodnough acted on behalf of the buyer.

The property spent far less time in the local multiple listing service this go-around. It was first marketed in November and landed under contract Feb. 12, according to records in the local multiple listing service. Sotheby’s International Realty Agent Kim Raich handled the buyer’s side of the transaction, according to the closed listing in the Palm Beach Board of Realtors Multiple Listing Service.

Gary said a confidentiality agreement prevented her from discussing the deal, and Raich also declined to comment.

Palm Beach buyers these days are eager for new or freshly renovated and move-in ready properties such as this one, real estate observers have said. The sales listing described the house as “redesigned and renovated to perfection,” with a first-floor master suite measuring 1,500 square feet — another prime selling point. The project was designed by Palm Beach architect Pat Segraves and carried out by Dunworth Construction of Stuart.

Who sold it?

It’s unclear exactly who was behind the company that renovated and sold the property. It was owned by 180 Barton LLC, a Florida entity managed by Philadelphia attorney Larry Keller of Sidkoff, Pincus & Green, business records show. He had no comment.

But the seller’s mailing address is listed in property records in care of a public relations and management company named CBM Inc., which has a post-office box as its address in Newton Highlands, Mass. Owned by Rose Cortina, that company is related to Cortina Business Management. Cortina’s clients include actor, singer and producer brothers Mark Wahlberg and Donnie Wahlberg and baseball player Tom Glavine, among others. The Mark Walhberg Youth Foundation has an address identical to that of Cortina’s company, and she serves on the charity’s board of directors.

The Barton Avenue house occupies the easternmost lot measuring about four-tenths of an acre – of the two parcels that comprise the property. The adjacent parcel — about a third of an acre — serves as a garden and extends to South County Road.
