Napletons’ beachfront house lists at just under $8 million

 It may not quite be Palm Beach, but it’s about as close as you can get.

The “it” in question is the custom beachfront home completed in 2005 for car dealer Ed Napleton and his wife, Anne, at 3496 S. Ocean Blvd., a seashell’s throw south of the town’s border with South Palm Beach.

The couple has put the six-bedroom house on the market for just under $8 million through agent Jim McCann of the Corcoran Group. He shares the listing with Cameron Sydenham, a Delray Beach-based Corcoran colleague.

Drivers along South Ocean Boulevard’s Condo Row might never know the residence is even there. It’s part of a four-house enclave tucked behind the condo building that fronts the highway at 3500 S. Ocean Blvd. The northern tip of Hypoluxo Island is directly to the west in the Intracoastal Waterway.

The Napleton house, by the way, is the newest in the neighborhood, which lies about a half-mile north of the Ocean Avenue bridge. The other three residences were built in 1954, property records show.

The house has 7,725 square feet of living space, inside and out, and Corcoran is billing it as “the best-value direct oceanfront estate” in the Palm Beach area, according to the sales listing. The lot measures more than a third of an acre and faces 95 feet of oceanfront “just over 7 miles from famed Worth Avenue,” according to the listing.

A year ago Sydenham had the listing when the house immediately north of the Napletons’ residence sold for $3.6 million. The sellers were James and Ellen Roche, who is Ed Napleton’s sister, and the buyer was Dr. Thomas F. Rousch, a Lake Worth spine surgeon, who bought it using a trust, property records show.
