Newer North End house brings $4.68 million

Real estate developer Eduard de Guardiola and his wife, Melissa Bridgers, have been keeping contractors and brokers busy of late.

The Palm Beach couple have just renovated one estate for resale in the Estate Section and are finishing another they built from scratch for their own use nearby.

Oh, and they just sold their homesteaded house across town at 342 Garden Road, which they completed in 2015, according to the sales listing prepared by broker Lawrence Moens of Lawrence A. Moens Associates. The Garden Trust paid a recorded $4.68 million for the North End property, according to the price recorded with the deed at the tail end of May, property records show. Boca Raton attorney Paul E. Roman served as trustee.

Moens had set a price of $6.7 million for the six-bedroom house, which has 6,315 square feet of living space, inside and out. Allison Kavanaugh Wren of the Corcoran Group acted on behalf of the buyer. Moens couldn’t be reached for comment, and Wren declined to discuss the transaction or the parties involved.

The buyer also purchased many of the furnishings and some art as well, according to sources familiar with the transaction.

Moens listing described the house as a “classic modern” home with custom finishes and an extra bedroom for staff use.

The house replaced a 1955 home that once stood on the lot of about a third of an acre at the corner of North Lake Way. Bridgers and de Guardiola paid a recorded $1.3 million for it in 2012, property records show. Bob Jackson Inc. handled both sides of that deal, with broker Bob Jackson on the seller’s side opposite agent Charles E. Wilson III. The house was sold by The Episcopal Church of Bethesda-by-the-Sea.

Meanwhile, Bridgers and her husband, who is CEO of Atlanta-based Vista Realty Partners, are about to install the roof on their new home at 8 Golfview Road. They bought the property facing the Everglades Golf Course for $6.6 million last July and commissioned architect Roger Janssen of Dailey Janssen Architects to design a new Mediterranean-style house.

Janssen also designed the Garden Road house that just sold and worked on the top-to-bottom renovation at the couple’s other property at 353 El Brillo Way. Moens has that five-bedroom house — facing about 164 feet of lakefront on a cozy lagoon — listed at $32.5 million.

“It was gutted to the exterior walls and re-built entirely,” de Guardiola said via email Wednesday about the 11,000-square-foot house built in 1992.

The renovation included a new roof, redone interiors and new impact-resistant glass for windows and doors. In addition, the project replaced the mechanical and electrical systems.

“It truly is a unique property,” de Guardiola said, mentioning the rarity of newly renovated houses on such a prime Estate Section street.

As with neighboring El Bravo Way and El Vedado, El Brillo Way is considered by real estate observers to be about as good as it gets in the Estate Section, thanks to its tucked-away setting and historic homes. It’s also convenient to shopping and dining on Worth Avenue, about a half-mile north.

As they do with the Golfview Road property, de Guardiola and Bridgers own the El Brillo house through a limited liability company. They bought the El Brillo house from Ellen M. Cunningham for a recorded $15.5 million in April 2015 in a complex sale orchestrated by Moens. Cunningham, in turn, moved to a house on Middle Road in a $4.93 million deal that involved Jackson and agent Betsey Hall of Hall Real Estate.
