Franklyn deMarco, the affable co-owner of Ta-boó, is used to making patrons feel relaxed and comfortable at the Worth Avenue landmark restaurant he co-owns with Nancy J. Sharigan.

But where does he hang out during his time off?

For many years, that has been the lakefront Bermuda-style home at 1098 N. Lake Way that he shares with his girlfriend, Betsy Fry, a real estate agent with Fite Shavell & Associates.

Among his favorite pastimes is to open the expansive glass pocket doors of the enclosed loggia and step outside to the patio and pool.

“The views are spectacular. Living on the lake is unparalleled,” deMarco says. “We have a constant parade of boats, and, since we are on the bike path, people, too.”

But it’s time to downsize. After all, the house has 11,000 square feet of living space, inside and out, with a floor plan that includes seven bedrooms, nine bathrooms and three half-baths, along with a four-car garage.

“And there’s only Betsy and I living here,” he says.

So deMarco is planning to build a smaller in-town residence, and he has accordingly asked Fry to list the house with Fite Shavell & Associates for $15.5 million.

After deMarco bought the land in 1981, he designed the home with the late Ken Spina of Ginocchio & Spina and Royal Contractors. The house was completed in 1986.

DeMarco has since updated the residence. Renovations have included the addition of a full bar, hurricane-resistant impact windows and doors, and a new powder room. There’s also a new pool by Hackle Pool Construction, and a new awning structure that shelters a dining table on the patio.

“We do a lot of entertaining outside and dine under the awning. This has been a great entertaining house for us,” deMarco says.

The projects have also included updating the interiors, including the addition of decorative molding and wallpaper in the stair hall and foyer, where a dramatic stairway curves to the second-floor landing.

Straight through from the foyer is the living room, a dramatic space with fireplaces at both ends, along with a marble floor underfoot and a tray ceiling overhead.

This room is open to the enclosed loggia overlooking the pool area.

Off the loggia to the north is the new bar area, which includes a wine cooler and a paneled library appointed with custom built-in cabinetry and a fireplace. To the south is the formal dining room, a parquet floor with the elegant detailing expected in a home owned by a restaurateur. Its fireplace has a marble mantel, and French doors open to the pool patio.

Off of the entry and to the north is a guest suite, and to the south, a powder room, the back staircase, a breakfast room, a laundry area and the kitchen where a center work island is equipped with a Miele gas cook-top.

The south wing of the house also includes the four-car garage; above it is a guest apartment with a living room, kitchen, two bedrooms and two bathrooms.

In the main house, the master suite occupies the west side of the second floor and opens a broad coquina-stone balcony. Among its features are a tray ceiling and fireplace in the bedroom, a sitting room with its own fireplace, a “morning” bar for coffee and snacks, and two bathrooms.

Also on the second floor are two guest bedroom suites.

The home also has a separate area to serve as staff quarters, with a living room, kitchen, bedroom and bathroom, as well as a pool cabana.

A new dock was put in a few years ago, and the home has already received town approval for a variance to extend the kitchen and master bedroom. That work, which hasn’t been carried out, was designed by the original architect’s son, Keith Spina of Glidden Spina & Partners in West Palm Beach.

Those renovations, DeMarco says, would make his lakefront idyll even more of a gem for its next owner.
