Renovations start on first floor apartment at Palm Beach Biltmore

Construction crews are readying an exceptionally large lakefront apartment for a major re-do on the first floor of the landmarked Palm Beach Biltmore. The double apartment recently changed hands for a recorded $3 million.

Much of the preliminary work to unit 106F/108G had already been done by the sellers, as it turns out. The double condominium sold stripped down to the studs to showcase its size, according to sources familiar with the apartment.

Originally a three-bedroom unit with its living room facing the lake, the condo has 4,191 square feet of living space, inside and out, and sold for $716 per square foot.

Palm Beach real estate developer Zack Ciomek and his real estate agent wife, “Asha” Janina Radtke, bought the apartment with a pool cabana in late May and immediately pursued building permits to begin the renovation, records show.

The apartment is on the north side of the landmarked building at 150 Bradley Place. The condo had been home to the late Suzanne Michaan and her late husband, Joseph S. Michaan, who combined two units to create it, according to courthouse records. He died in 2013, about a year before his wife’s death.

The couple had paid $800,000 for Unit 106F in 1990 and $362,500 for next-door Unit 108G in 1995. Two of the Michaan’s children, Colette Michaan of New York City and Allen Michaan of Alameda, Calif., sold the apartment via a deed recorded May 29.

Ciomek confirmed to the Daily News renovations have begun but said he and wife hadn’t yet decided what they will do with the condo once the project is completed.

He also is putting the finishing touches on a new Estate Section house his construction-and-development company, Euro Homes , constructed at 476 S. Ocean Blvd. He and his wife already reside there.

The Biltmore apartment had been on the market since 2015 and was listed when it sold at $3.25 million by Stephen Ploof of Linda A. Gary Real Estate. Although Ciomek’s wife is an agent at Sotheby’s International Realty, Ploof handled both sides of the sale, according to the local MLS.
