Renters like house so much they paid $3.35M for it

A renovated house built in 1925 at 146 Australian Ave. has changed hands for a recorded $3.35 million in an off-the-market deal.

And for the second time in two years, a couple who had leased the 5,637-square-foot house ended up buying it.

With five bedrooms, the property was sold by Patrick N.W. Turner and his ex-wife, AmberL. Turner, who had bought it for $3 million in January 2010 while still married, records show. They acquired it after having rented the house as a vacation residence, said agent Michael H. Montgomery of Jeffrey A. Cloninger and Associates. Montgomery handled both sides of the sale two years ago when it was sold by Michael J. and Anne. J. Flynn, who had extensively renovated the property, according to building records.

Last summer, Montgomery co-listed the property for lease with agent Sharon S. Kahle of Barrett Welles Property Group. Dana Koch of the Corcoran Group brought them the new tenants – Robert J. and Kaitrin “Katie” Cooper of Bucks County, Pa. – and represented the Coopers when they decided to buy the house after six months of house-hunting.

Kahle handled the sellers’ end of the sale, which closed in December. Like Koch, she declined to discuss specifics of the deal. But Koch acknowledged that his clients liked the house’s size, updated condition and location, four lots east of South County Road.

“It was a convenience situation. They liked being in town and on an ocean block,” Koch said.

Robert J. Cooper, who bought the house in his name, is a third-generation distiller. Among his professional endeavors, Internet sources show, he is president of Cooper Spirits International, which developed the artisanal St.-Germain liqueur; it has offices in Philadelphia, New York and Paris. His father, Norton J. “Sky” Cooper, introduced Chambord liqueur to the U.S. market in the 1970s, and Robert Cooper marketed that brand worldwide for the family business before founding his own distillery in 2006.

No word about whether the house has a wet bar among its amenities. But it does offer a generously sized master-bedroom suite, a third-floor guest suite and a one-bedroom apartment attached to the garage.
