Reworked retreat 'peaceful, charming'

True to form — and profession — Paula Kirshenbaum Isacoff completely changed around the two-bedroom apartment at the Sun & Surf she inherited from her mother. Isacoff is, after all, an interior designer who specializes in spatial planning.

Built in 1977, Sun & Surf was developed as two buildings, one directly on the beach and the other immediately west at 130 Sunrise Ave. Paula and her husband, Jay, live in Unit R-402 at Sun & Surf West, and their condominium overlooks manicured gardens while offering partial views of the ocean, thanks to its east, north and south exposures.

When the Isacoffs renovated in 2008, they were still living in Villanova, Pa. Paula Isacoff recalls that she knew immediately how the layout of the apartment could be improved.

“When moving to a smaller space, I always want to capture as much space as I can,” she says. “I also wanted to find alternate ways to create illumination and optimize cooling efficiency.

“Many people don’t bother to do that, but these were primary for me when doing this apartment.

”New floor plan created

By the time she was finished with the renovation, Isacoff had accomplished her goals by creating decorative ceilings with soffits that allowed the installation of new electrical and air-conditioning systems. She also completely renovated, creating a floor plan specially made for the Sun & Surf West, a pet-friendly building comprising seven floors with 123 units. A new kitchen and bathrooms also were in the renovation plan.

Now though, she’s ready for a new project. She and her husband have listed their apartment — with 1,752 square feet of living space, inside and on the balconies — with Fern Fodiman, an agent with Sotheby’s International Realty, for $1.65 million. The building’s amenities include valet and service, pool attendants, two fitness centers, an Anushka Pilates studio, card rooms, and a restaurant that delivers lunch and dinner to residents.

Although the condo is not priced as furnished, the sellers would consider parting with some of furnishings in a separate transaction.

The Isacoffs’ foyer leads east to a dining area and living room. Off of the dining area is a new den, which replaced a hallway — a wasted space, as Isacoff describes it, that once led to the master bedroom. The den can be closed off via pocket doors and serve as a sleeping area for guests.

The master suite, which takes up the eastern portion of the floor plan, is accessed from the living room. For a symmetrical feel, the formal guest suite is west of the living room, and the reconfigured kitchen, also in the west half of the apartment, is accessed from the foyer and dining room.

Limestone floors

Floors throughout most of the unit are covered in gray limestone. Exceptions are the master bathroom, which is finished in Calcutta gold marble, and the guest bathroom, finished in cream limestone. Bathroom fixtures are by Lefroy Brooks in a polished nickel finish.

The eat-in kitchen is clad completely in stainless steel with a special fingerprint-resistant finish, and equipped with Sub-Zero appliances. The interior doors and the built-in units were crafted from hickory wood, and walls are finished in Venetian plaster for a luxe look. The unit’s glass sliding doors have electrically operated window shades, and the apartment features Smart House technology.

The Isacoffs have enjoyed their reworked apartment, the designer says. It offers them a quiet retreat amid contemplative views.

“The colors and space of our apartment are peaceful and charming,” she says.
