‘Spec’ house eyed for vacant seaside lot in Palm Beach’s Estate Section

Real estate watchers have learned what might be on tap for one of two vacant oceanfront lots immediately north of the famous “ham-and-cheese house,” the landmark residence designed by noted society architect Maurice Fatio in the 900 block of South Ocean Boulevard. Both lots are being marketed as a package for $27 million by agent Jim McCann of the Corcoran Group.

Architect Roger Janssen of Dailey Janssen Architects has drawn up plans for a Mediterranean-style mansion on the corner of Clarendon Avenue at 910 S. Ocean Blvd.

At its meeting last month, the Architectural Commission learned that the house was being designed for development on speculation. But Janssen and attorney Timothy Hanlon, who also is involved, won’t identify the developer. The lot measures a little less than an acre, about the same size as its companion. Combined, the properties face 260 feet of beachfront.

The two lots are still owned by companies associated with Michigan businessman Charles “Chuck” E. Becker, property records show. In 2013, he sold the landmarked Fatio house — with its sandwich-inspired name inspired by its decorative exterior banding — next door for nearly $16 million.

But it’s unclear whether Becker wants to develop the lot himself or is merely acting on behalf of a waiting-in-the-wings buyer, hoping to get the plans pre-approved by the town before a sale. Another scenario is that the plans will be used merely as a marketing tool to make the property more saleable.

No word yet on what might be under consideration for the other lot. McCann couldn’t be reached, but his sales listing says the sub-dividable parcels won’t be sold separately.

And in any case, the commission directed Janssen to return with revisions to his design in September.
