UPDATE: Mansion in Manalapan changes hands for nearly $30 million

A nearly finished ocean-to-lake mansion at 1040 S. Ocean Blvd. in Manalapan has changed hands for nearly $30 million, according to a deed recorded today. But the off-market transaction may be related to the divorce of the couple who built the house.

It sold for $29.45 million.

The PNC Delaware Trust Co., acting as trustee for the Daniel Kloiber Dynasty Trust, sold the house to Whimsical Florida LLC of Lexington, Ky., the deed shows. The address on the deed for that limited liability company matches a Lexington house owned by Daniel Kloiber’s ex-wife, Beth Ann Jenkins Kloiber, according to Fayette County property records. She previously owned the Lexington house with her ex-husband but assumed ownership in a transaction recorded Nov. 2, records posted on the Fayette County Property Valuation Administrator’s website show.

No other information about the Manalapan transaction was immediately available.

The lot measures 2.14 acres with about 200 feet of beachfront and another 200 feet on the Intracoastal Waterway., according to property records. The Mediterranean-style house and guesthouse stand a little less than a mile south of the East Ocean Avenue bridge.

The property apparently was not listed for sale in the multiple listing services that serve Manalapan, and it was unclear if any real estate agencies were involved in the transaction.

Kloiber is a document-management software executive who co-founded Exstream Software Inc. and Canwe Studios LLC, according to published reports.

The house has 23,795-square-feet, according to a 2011 article published in the Coastal Star when the residence was under construction. It has since seen a number of construction delays, according to the newspaper and other sources familiar with the property.

The property last changed hands for $9.23 million in 2008 before the house was built. At that time, agent Heidi Wicky of Linda A. Gary Real Estate had the listing.

Daniel Kloiber was married at that time to Beth Ann Jenkins Kloiber, but the couple later divorced, published reports show. The distribution of their marital assets has been the subject of several years’ worth of legal maneuverings, according to court records.

Fort Lauderdale-based Brenner Group, which specializes in “receivership management,” is the owner’s representative of the South Ocean Boulevard property, according to its website. Brenner Group President and CEO Scott Brenner was traveling and couldn’t be reached immediately.

Agent Karen Bellows, who was then with Intracoastal Realty in Fort Lauderdale, acted on the buyer’s side of the 2008 sale. Today with Coldwell Banker, Bellows said she was not involved with this week’s deal.
