Updated Sunset Avenue townhouse sells for $4.5M

After refreshing its interior, Karen McGarry Karp and husband James L. Massey have parted with the four-bedroom townhouse she bought a little less than a year ago at 156 Sunset Ave.

Karp sold Townhouse B, one of the two residences in the building, for $4.53 million, which was the price recorded May 1 with the deed. She had bought the 5,156-square-foot townhome in June for $3.8 million.

Lawrence and Ellen Sosnow of Wellington were the buyers, who were represented in the deal by broker Christian J. Angle of Christian Angle Real Estate. Lawrence Sosnow founded and is chairman of SeniorBridge Family Cos., a national agency offering geriatric home-care services.

Karp said selling wasn’t in her original plans, but she has lately gotten involved supervising another renovation project that will occupy her for the better part of a year: She and her husband are combining a pair of side-by-side apartments for themselves in the Ritz Tower on Park Avenue in New York City.

Agent Bobby Goodnough of Linda A. Gary Real Estate, who listed the 2001 townhouse for Karp, said the fact that the couple had made improvements boosted its appeal in the marketplace.

“The market is very tight, and people are paying a premium price for anything they don’t have to do work to,” Goodnough said. “This went under contract in 17 days.

”Karp, an avid collector of furnishings and art, upgraded the bathrooms, added an upstairs kitchen area and made cosmetic improvements to the residence, which has an enclosed loggia and a private pool among its amenities. In addition to the oversized master suite, all of the secondary bedrooms have individual baths.

“We were only in it for three days after it was finished when we decided to sell,” Karp said.

The townhouse is in the ocean block of Sunset Avenue.
