Via Los Incas house fetches about $5.8M

As Palm Beach’s real estate market has improved, better-quality houses — even those without coveted waterfront addresses — remain in demand, especially those with a convenient location on the near North End.

Take 8 Via Los Incas, a well-maintained house built in 1980 by the late developer Robert Gottfried in his signature Palm Beach Regency style. It stands on a lot measuring four-tenths of an acre, three houses in from the sea and three streets north of Wells Road. Residents of the street enjoy private beach access.

“The location is outstanding, and the house is a beautiful Gottfried,” says listing agent Kim Raich of Sotheby’s International Realty, who just closed a sale of the property for $5.775 million, according to the deed recorded May 2.

The seller was Bryce M. Lingo, who is listed in property records with an address in Rehoboth Beach, Del. Lingo is an associate broker at Jack Lingo Realtor, a real estate company founded by his father with multiple locations in Delaware.

Agent Susan Polan of Illustrated Properties acted for the buyer, a limited liability company named 8 Via Los Incas LLC. That Delaware entity has the same address in Rockville, Md., as The Tower Companies, a commercial development firm. Polan said she couldn’t comment on the sale.

The five-bedroom house has 5,914 square feet of living space, inside and out, property records show. It also has 12-foot-high ceilings, marble floors and a floor plan designed for entertaining. Other features include two outdoor loggias and a 40-by-14-foot pool.

Lingo had owned the house since July 2004, when he bought it for nearly $4 million. “I loved the house and the neighborhood, but I was ready for a change,” he says. “Nine years is a long time for me to own a property.”

Raich, he adds, will be helping him look for a new home in Palm Beach.

Although the property had been on the market previously, Raich had the listing since last June. It went under contract in April — giving the buyer just enough time to shop around, make a decision and close the deal before season’s end.
